You can perform certain types of work without needing to apply for planning permission directly. These are called “permitted development rights”. You can apply for certificate of lawfulness to ensure that your property has permitted development rights and to ensure future buyers that the extension was done lawfully.

Loft Conversion Drawings from £198

A loft conversion for your house is considered to be permitted development, not requiring an application for planning permission, subject to the following limits and conditions:

  • A volume allowance of 40 cubic metres additional roof space for terraced houses*
  • A volume allowance of 50 cubic metres additional roof space for detached and semi-detached houses*
  • No extension beyond the plane of the existing roof slope of the principal elevation that fronts the highway
  • No extension to be higher than the highest part of the roof
  • Materials to be similar in appearance to the existing house
  • No verandas, balconies or raised platforms, however juliet balcony should be fine!
  • Side-facing windows to be obscure-glazed; any opening to be 1.7m above the floor
  • Roof extensions not to be permitted development in designated areas**
  • Roof extensions, apart from hip to gable ones, to be set back, as far as practicable, at least 20cm from the original eaves
  • You will need minimum 2m head height from the floor to the ridge of the roof.

In most cases, your property will not need planning permission for a loft conversion unless it is in a conservation area or you live in a first floor flat and the ground floor is owned by some one else. However, if your house is non-detached the volume that can be added should be within 40 meter cube.   All the architectural drawings should inculcate all these details as per your project, when you are applying for the certificate of lawfullness under permitted development.  The lawful development certificate is a written confirmation from the council that you can build without Planning Permission. In most cases, loft conversion plans weould not require planning permission these days, but you would need Architectural Drawings in order to get the ceertificate of lawfulness or even for your builder to work with.

 

 

Architectural Drawings are a requirement for producing full Building Regulations and Structural Drawings.    So you would need Architectural Plans and Building Regulation/Structural Drawings to get started. Your loft conversion plans will definitely need Building Regulations Approval by either your Council or an Approved Private inspector.
